Rentals, apartment buildings and portfolios
Call-outs, turnovers, planned maintenance and replacement programmes for Renton and south King County property.
One visit where it can be one visit
Most tenant calls are a short list: no heat, no cooling, a noise, or water. We carry the parts that fail most often so a booked appointment does not become three.
You get what was found and what was done in writing; the tenant gets told what happens next. Where a repair has to wait for a part we say so on the day rather than leaving it open.
What we work on
- Single-family rentalsFurnaces, heat pumps and ducts, with access arranged through you rather than negotiated at the door.
- Small apartment buildingsPer-unit equipment, common corridors and the plant that serves both.
- Townhouse rowsIdentical units that reach the end of their lives together, which is an argument for a programme rather than a queue.
- Mixed portfoliosSeveral addresses on one record, one process and one number to call.
Twelve identical units, twelve identical problems
When a building's equipment was installed together it fails together. Doing it as a programme — a few units at a time, in the shoulder season, with one specification — costs less and disrupts less than replacing each one the week it dies.
We survey the building, put the units in order of condition, and give you a sequence you can budget against.
How we handle entry
- NoticeArranged through you, in line with your leases and Washington's notice requirements.
- AppointmentsBooked windows rather than "some time on Tuesday", because that is what gets doors opened.
- Keys and codesHeld and used only as your policy allows, and recorded when used.
- ReportingWhat was done in the unit, written the same day.
