Houses, without the paperwork

Repairs, replacements, controls and duct work for owner-occupied homes in Renton, Newcastle and Kent.

Heat pumps

The settings that decide the bill

Most newer systems here are heat pumps, and most of the complaints about them are configuration rather than capacity: backup heat allowed on too early, a thermostat set up as a furnace, or a defrost cycle that never finishes.

All three are measurable and none of them needs new equipment to fix.

Repairs and replacement

In this order

  • Controls firstWiring and configuration are quick to rule out and wrong more often than people expect.
  • Airflow secondFilters, returns and static pressure. Most other symptoms change once this is right.
  • Refrigerant thirdMeasured rather than topped up. A system that needs gas has a leak, and the leak is the job.
  • Equipment lastReplacement decided with numbers — age, repair cost and duct capacity — not as a reflex.
Ductwork and insulation in a crawlspace
Ducts

Under the floor, where nobody looks

Crawlspace ductwork here loses insulation, sags at the collars and comes apart at the boots. The system runs, the bill goes up, and one room never warms.

We measure at the room and at the equipment, repair what is wrong, and re-measure so you can see the difference rather than take it on trust.
