The work

What a managed portfolio actually needs

  • Tenant call-outsDiagnosed and repaired in one visit where the part is on the van, with the tenant told what was done.
  • TurnoversBetween tenancies, when the unit is empty and the work is cheap and quick to do properly.
  • Planned maintenanceFilters, coils, drains and safeties on a schedule, unit by unit.
  • ReplacementsSized for the unit, and programmed so a building is not done one emergency at a time.
  • Common plantCorridor and amenity systems, and the equipment rooms behind them.
  • RecordsPer unit, so a change of manager does not lose the history.
Turnovers

The empty week is the cheap week

Work that costs an afternoon in an empty unit costs a booked appointment, a notice period and an unhappy tenant once somebody has moved in. The list of what is worth doing is short and it is almost always the same.

Tick what the unit has and the check gives you the list in order, with the items that are only sensible while it is empty marked as such.

Questions

Before you call

Do you work directly with property managers?

Yes. One number for every property on the account, access arranged through you in line with your leases, and a written record per unit so a change of manager does not lose the history.

What is worth doing between tenancies?

Filters and filter slots, the condensate drain and float switch, heating safety checks, thermostat set-up, extract fans and any accessible ductwork. Our turnover check puts them in order for the unit you have.

Can you replace equipment across a building as a programme?

Yes, and it is usually cheaper and less disruptive than replacing each unit the week it fails. We survey the building, order the units by condition and give you a sequence to budget against.

How do you handle tenant access?

Booked windows rather than open-ended visits, with notice arranged through you. Keys and codes are used only as your policy allows, and recorded when used.

Do you take work from owner-occupiers?

Yes — the same instruments and the same written prices, without the notice periods.

Which areas do you cover?

Renton, Kent, Tukwila, Newcastle, Bellevue, SeaTac and Burien.
